It is the tenants responsibility to research the area and inspect the dwelling and neighborhood before giving a deposit or signing a lease.
If the Landlord does not allow pets, you should look elsewhere. Pets must be included in the lease. If you fail to disclose or decide to get a pet after you move-in, you are in breach of the rental agreement and can be subject to fines and/or eviction.
In addition to an application, landlord and management companies may have minimum standards for income and credit scores. Be sure to ask before you incur expenses for the application fee and the credit and criminal report fees.. Find out how much is required in advance. Typically it's the 1st month's rent and one month's security deposit. Some landlords required the last month's rent too.
It's important to inspect the premises and determine if the landlord is prepared to make any necessary repairs before move-in. Any required repairs should be reduced to writing. Any defects should be documented on a Move-In Inspection Form and returned within the required time frame of move-in.
It's important to read the Lease Agreement thoroughly. You are obligated to honor the terms contained therein. Make sure everything is in writing.
You must give proper notice (in writing) if you do or do not intend to renew your lease. If you were required to provide a security deposit, you must still pay your last month's rent. If you have fulfilled all terms of your lease and have left the premises clean as per the Lease, your security deposit or any portion thereof, should be refunded within 30 days.
